1. The owner owns the transferred property, registered the property, and the property has no mortgage loan, which is not an affordable house or a small property right house with a specified transfer time.

2. Both parties are persons with full capacity for civil conduct.

3. Both parties shall, on the basis of equality and voluntariness, handle the change registration of real estate in accordance with legal procedures.

4. Article 14 of the Provisional Regulations on the Registration of Real Estate stipulates that an application for registration of real estate is made for reasons such as buying, selling or mortgage. Should be made by both parties at the same time. Where the name or natural conditions of the obligee have changed and an application for registration of change is made, the parties concerned may apply unilaterally.
