The Code for Calculation of Building Area of Building Engineering is now approved as the national standard, numbered GB/T 50353-2005, and implemented as of July 1 2005.

This specification is published by China Planning Press, organized by the Institute of Standards and Quotas of the Ministry of Construction.

According to the Notice on Printing and Distributing issued by the Ministry of Construction (JB [2004] No.67), the timber specifications were revised on the basis of the Calculation Rules for Budget Quantity of National Unified Construction Projects issued by the Ministry of Construction 1995. In order to meet the needs of engineering cost valuation, this code fully reflects the influence of new building structure and new technology on the calculation of building area, takes into account the habits and international practices of building area calculation, and is in harmony with the relevant contents of the Code for Residential Design and the Code for Real Estate Survey. This specification has solicited the opinions of experts and engineering technicians from relevant localities and departments for many times, held several seminars successively, and was finalized after being reviewed by experts.

The main contents of this specification include the general rules, terms and regulations for the calculation of construction area. In order to facilitate the accurate understanding and application of this code, the relevant provisions of the code for calculating the building area are explained.

This specification is managed by the Ministry of Construction, and the specific technical content is interpreted by the Institute of Standards and Quotas of the Ministry of Construction.

1.0. 1 This specification is formulated to standardize the area calculation of industrial and civil construction projects and unify the calculation methods.

1.0.2 This specification is applicable to the area calculation of newly built, expanded and rebuilt industrial and civil construction projects.

1.0.3 The calculation of construction area should follow the principle of scientific and reasonable.

1.0.4 The calculation of the construction area shall not only comply with this specification, but also comply with the provisions of the current relevant national standards and specifications.

3 the provisions of the construction area calculation

3.0. 1 The construction area of a single-storey building shall be calculated according to the horizontal area of the periphery of the structure above the external wall, and shall meet the following requirements:

L the height of a single-storey building is 2.20m or more, and the total area should be calculated; If the height is less than 2.20m, the area shall be calculated as 1/2.

2. When using the space in the sloping roof, the part with clear height over 2. 10m shall be calculated as the whole area; the part with clear height between 1.20m and 2. 10m shall be calculated as 1/2 area; The part with clear height less than1.20m is not counted as the area. ..

3.0.2 If a single-story building has local floors, the second floor and above of the local floors, if there is a retaining structure, shall be calculated according to the horizontal area of the periphery of the retaining structure, and if there is no retaining structure, it shall be calculated according to the horizontal area of the structural floors. The height of 2.20m and above should be calculated according to the whole product; If the height is less than 2.20m, the area of 1/2 should be calculated.

3.0.3 The first floor of a multi-storey building shall be calculated according to the horizontal area of the periphery of the structure above the external wall. The second floor and above shall be calculated according to the horizontal area of the external wall structure. The floor height of 2.20m and above shall be counted as the whole area; If the height is less than 2 .20m, the area of 1.2 should be calculated.

3.0.4 When this design is adopted for sloping roofs and stadium stands of multi-storey buildings, the part with clear height exceeding 2. 10m shall be calculated as the whole area; Calculate the area from1.20m to 2 2. 10/0m; When the design is not adopted or the indoor clear height is less than 1.20m, the area shall not be calculated.

3.0.5 Basement and semi-basement (workshops, shops, stations, garages, warehouses, etc.). ), including the corresponding entrances and exits with permanent roofs, calculated according to the horizontal area surrounded by the outer contour line of the upper opening of the external wall (excluding the lighting well, the moisture-proof layer of the external wall and its protective wall). The total area should be calculated if the height is 2.20m or more; If the height is less than 2.20m, the L/2 area shall be calculated.

3.0.6 If the cantilever scaffold overhead floor and foundation overhead floor of sloping buildings are designed and used with enclosure structure, the part with a height of 2.20m or more shall be calculated according to the total area; The area of the part with a height less than 2.20m shall be calculated according to 1/2, and the design and utilization of the overhead floor of the building with hanging feet without retaining structure shall be calculated according to l/2 of the horizontal area of the utilized part; This design does not use the deep foundation overhead floor, the overhead floor with hanging feet on the slope, and the space in the sloping roof of multi-storey buildings and the space under the stands of venues should not be calculated.

3.0.7 The foyer and foyer of the building are calculated as one floor. When there are corridors in the foyer and foyer, it should be calculated according to the horizontal area of its structural layer. The floor height of 2.20rn and above is calculated according to the total area; If the height is less than 2.20m, the area of 1/2 should be calculated.

3.0.8 The overhead corridor with retaining structure between buildings shall be calculated according to the horizontal area around the retaining structure. The total area should be calculated if the height is 2.20m or more; If the height is less than 2.20m, the area of 1/2 should be calculated. If there is a permanent roof and no enclosure structure, it shall be calculated as l/2 of the horizontal area of the structural layer.

3.0.9 Three-dimensional stacks, warehouses and garages with no structural layer shall be calculated as one layer, and those with structural layers shall be calculated as their structural layer area respectively. The total area should be calculated if the height is 2.20m or more; If the height is less than 2.20m, the L/2 area shall be calculated.

3.0. 10 The stage lighting control room with enclosure structure is calculated according to the horizontal area of enclosure structure. The total area should be calculated if the height is 2.20m or more; If the height is less than 2.20m, the area of 1/2 should be calculated.

3.0. 1 1 Floor-to-ceiling windows, doors, corridors and eaves galleries with retaining structures outside the building shall be calculated according to the horizontal area around the retaining structure. The total area should be calculated if the height is 2.20m or more; If the height is less than 2.20m, the area of 1/2 should be calculated. If there is a permanent roof and no enclosure structure, it shall be calculated as 1/2 of the horizontal area of the structural layer.

3.0. 12 A stadium stand with a permanent roof and no enclosure structure shall be calculated as l/2 of the horizontal projection area of the roof.

3.0. 13 stairwell, water tank room, elevator machine room, etc. There is a retaining structure at the top of the building, and the height of 2.20 meters or more should be calculated. If the height is less than 2.20m, the area of 1/2 should be calculated.

3.0. 14 Buildings whose envelope structure is not perpendicular to the horizontal plane but exceeds the outer edge of the bottom plate shall be calculated according to the horizontal area of the periphery of the bottom plate surface. The total area should be calculated if the height is 2.20m or more; If the height is less than 2.20m, the area of 1/2 should be calculated.

3.0. 15 Indoor stairwells, elevator shafts, sightseeing elevator shafts, elevator shafts, pipe shafts, ventilation and smoke extraction shafts, garbage tunnels and chimneys with walls in the building are calculated according to the natural floors of the building.

3.0. 16 If the width from the outer edge line of the awning structure to the outer edge line of the external wall structure exceeds 2. 10m, it shall be counted as 1/2 of the horizontal projection area of the awning structure plate.

3.0. 17 outdoor stairs with permanent roofs shall be calculated as 1/2 of the horizontal projection area of the natural floor of the building.

3.0. 18 The balcony of a building is calculated as 1/2 of its horizontal projection area.

3.0. 19 carports, carports, platforms, gas stations and toll stations with permanent roofs and no envelope structure shall be calculated as 1/2 of the horizontal projection area of their roofs.

3.0.20 For high-and low-span buildings, the construction area shall be calculated separately with the perimeter of high-span structure as the boundary; When the high and low spans are connected internally, the deformation joint should be calculated in the low span area.

3.0.2 1 For buildings with curtain wall as enclosure structure, the construction area shall be calculated according to the outer contour line of curtain wall.

3.0.22 If there is an insulation layer on the outside of the external wall of the building, the construction area shall be calculated according to the outer contour line of the insulation layer.

3.0.23 Deformation joints in buildings shall be calculated according to the natural layers merged within the building area.

3.0.24 Area shall not be calculated for the following items:

1 Building access (arcade, street floor).

2. Interlayer of equipment and pipeline in the building.

3. Separate single-story rooms in the building, curtain hanging on the stage and backstage, overpass of scenery, platform picking, etc. ,

Roof water tank, flower stand, gazebo, terrace, outdoor swimming pool.

5 Operating platform, feeding platform, installation box and tank platform in the building.

6. Legs, wall columns, cribs, steps, wall plastering, decorative surfaces, decorative curtain walls, outdoor air conditioning shelves (boxes), bay windows, components, accessories, awnings with a width of 2. 10m or less, decorative balconies and corridors not connected with buildings.

Overhead corridors, outdoor stairs and outdoor steel stairs and ladders are used for maintenance and fire fighting without permanent roofs.

Article 2.5.2 The calculation of usable area in the suite shall meet the following requirements:

1. The usable area of the suite includes the total area of bedroom, living room, lobby, aisle, kitchen, bathroom, toilet, storage room and wardrobe.

Rules for calculation of building area

First, calculate the scope of the building area.

1. Single-storey buildings, regardless of height, are calculated as one floor, and their construction area is calculated as the horizontal area above the external wall of the building. If there are several floors in a single-story building, the building area should also be calculated.

2. For single-story buildings with high and low spans, if the construction area needs to be calculated separately, when the high span is a side span, the construction area shall be calculated by multiplying the horizontal length between the outer surfaces of gables at both ends above the foot by the horizontal width from the outer surface of the outer wall above the foot to the edge of the high-span column; When the high span is a middle span, its construction area is calculated by multiplying the horizontal length between the outer surfaces of gables at both ends above the foot by the horizontal width of the outer edge line of the central column.

3. The construction area of multi-storey buildings is calculated according to the sum of the construction areas of each floor, the bottom floor is calculated according to the peripheral horizontal area above the external wall of the building, and the second floor and above are calculated according to the horizontal area of the external wall.

4. The construction area of basements, semi-basements, underground workshops, warehouses, shops, underground headquarters and corresponding entrances and exits shall be calculated according to the horizontal area of the periphery of the upper external wall (excluding light wells, moisture-proof layers and their protective walls).

5. Use deep foundation as underground overhead floor. If the height exceeds 2.2 meters, the construction area shall be calculated according to half of the horizontal area outside the overhead floor.

6. The building on the slope is an overhead floor with hanging feet. If the height exceeds 2.2 meters, the construction area shall be calculated according to the horizontal area of the retaining structure.

7. No matter the height of the passage through the building, the entrance hall in the building and the entrance hall, the construction area is calculated as one floor. Halls and corridors in hallways should be calculated according to their horizontal projection area.

8. The stacks of the library should calculate the construction area according to the bookshelves.

9. The construction area of elevator shaft, elevator shaft, garbage chute and pipeline shaft shall be calculated according to the natural floor of the building.

10. The construction area of the stage lighting control room is calculated by multiplying the horizontal area of the peripheral protection by the actual number of floors.
